Section 35-20-11 Powers of board. (a) The board of directors, to the extent authorized by the
declaration and governing documents, may do the following: (1) Suspend a member's right to
use facilities or services provided directly through the association for nonpayment of assessments
under subdivision (2), to the extent that access to the member's lot is not denied. (2) Assess
reasonable penalties against a member for any violation of the declaration or rules adopted
by the board of directors after the member is afforded the opportunity to be heard and represented
by counsel before the board of directors. (b) If a tenant of a member violates the declaration

Section 35-8A-218 Termination of condominium. (a) Except in the case of a taking of all the
units by eminent domain specified in Section 35-8A-107, a condominium may be terminated only
by agreement of unit owners of units to which at least 80 percent of the votes in the association
are allocated, or any larger percentage the declaration specifies. The declaration may specify
a smaller percentage only if all of the units in the condominium are restricted exclusively
to nonresidential uses. (b) An agreement to terminate must be evidenced by the execution of
a termination agreement, or ratifications thereof, in the same manner as a deed, by the requisite
number of unit owners. The termination agreement must specify a date after which the agreement

Section 8-26B-16 Civil remedy. (a) An educational institution or student athlete may bring
an action for damages against an athlete agent if the institution or athlete is adversely
affected by an act or omission of the agent in violation of this chapter. An educational institution

which requires the immediate euthanasia of an injured, diseased, or dangerous animal, a law
enforcement officer, a veterinarian, or an agent or designee of a local animal control unit
